Booking a Naples vacation rental for a big group
Two or three families, a reunion or a team: what actually matters when 10 to 13 people share a house, and the questions to ask before you book.

A big group in a hotel means separate rooms on separate floors and dinners at restaurants that can't seat you together. A house brings everyone under one roof, but only if it's the right house. Here's what to check.
1. Count beds, not "sleeps"
A listing that "sleeps 13" may count a sofa and an air mattress. Ask for the bed list by room. Families usually want a private room per couple, plus a bunk room for the kids.
2. Bathrooms are the real bottleneck
Morning showers set the pace of the whole day. For 10–13 people, look for at least three full bathrooms.
3. Outdoor space keeps the peace
With a crowd, the house is only half the space. A pool, a lawn and somewhere to eat outside spread people out, so kids can be loud and adults can talk. Privacy matters too. Neighbors close by mean noise complaints.
4. A kitchen and table for everyone
Check for a dining table that seats the group, or an outdoor one, plus double ovens or a grill, and enough plates and cookware for everyone.
5. Parking
Big groups arrive in three or four cars. Make sure there's room on the property, not on the street.
6. Read the policies before you pay
- Cancellation: when does the refund drop? Is there a hurricane clause?
- Payment schedule: can you pay part now and the rest later?
- Security deposit: is it a card hold or a charge, and when is it released?
- Occupancy and events: a firm guest limit protects you too. If you're planning a reunion day or a celebration, ask whether the house has an approved events program with clear rules.
7. Book direct when you can
Many owners have their own site, often with a lower price than the big platforms because no platform service fee is added on top. You also deal with the owner directly. Compare the total for the same dates, including cleaning and taxes.
